As Oregon’s wildfires continue to burn, we are listening to what local organizations and officials are advising to stay up-to-date on the conditions in the area.
We know this year has been incredibly difficult for our community and we are heartbroken at yet another disaster. Below are details of what we know and additional information that may be useful to you in the event an evacuation does occur.

Bristol Urban Maintenance: At Your Service

As winter in the Pacific Northwest and our Portland family of renters get more active, we wanted to share some helpful tips on apartment maintenance. Spring thaws can sometimes reveal maintenance needs. Many of our beloved buildings are home to some beautiful vintage apartments. While we do our absolute best working with local partners to maintain the beauty and health of these historic buildings, age is a factor in function at times. When something comes up that needs fixing, our maintenance team is at your service Monday through Friday between 8:00 AM and 4:30 PM! Just hop onto the tenant portal or follow these instructions. For immediate safety situations first dial 911. Our team takes pride in addressing each request in a thorough and timely manner, that being said, we do prioritize emergency maintenance requests first! Those include: -Broken Pipes -Floods -No Heat -Fires -Smell of gas Sometimes a delay may occur if further investigation is required, a special part is needed or we must call in a contract partner to complete the work. If a maintenance technician needs to do work at your apartment home, they will reach out to schedule the work with you. Once they have completed the work, you will receive an outline of what was completed either as a work order or door hanger. We appreciate the care and attention our Bristol family of residents show our buildings, it’s what has helped keep them this beautiful for so long! Thank you for your partnership on helping us keep our maintenance up to date!

Winter is Coming: How to Prepare

Winter is coming and we want you to be prepared! Below are some common things to keep in mind as we move into the chilly months of the Pacific Northwest.

Heating

Staying warm is tops! But, on a rare occasion, if the heat does go out we want you to know what to do! First, submit a work order online via your Appfolio resident portal and then contact your property manager to let them know. They can provide you with an electric heater while we expedite the repair. This allows our maintenance team to prioritize your needs! Don’t know how to submit? See our tenant portal for more.

Ventilation

Breath deep and be sure your apartment home is properly ventilated in the cold months too! Especially during/after showering and cooking. We are located in the lovely but humid PNW, and because many Bristol buildings are vintage and don’t have modern HVAC, be sure to crack a window. Failing to ventilate, especially in cold weather, can cause an increase in humidity inside and create that oh-so-sticky feeling that nobody loves.

Heating Temperature

As the temperature drops, the humidity in the air rises and so does the potential for damage. To that end, do not turn off your heat when you leave for work or vacation. Feel free to drop your heat to 65 degrees, but we suggest maintaining that as a minimum temperature to avoid any risk of added moisture in your unit to mitigate the potential of damage, especially in very cold weather when pipes can freeze.

Furniture a Flame

Furniture too close to heaters becomes a quick fire hazard! Love your stuff? Preserve it by ensuring it doesn’t get scorched on a hot register, live fireplace or gas stove. Bonus: it keeps the community in your building safe, too! Everybody wins!

Noise Awareness

Garbage/Recycling

Taking the garbage out in the rain is no fun! But what’s even LESS fun is picking up wet trash off the ground when it doesn’t make it into the bins! Be kind, “make the basket” so your neighbors aren’t picking up that wet rubbish. Bad day? Take your frustrations out while you break the cardboard boxes down, too . Then send that negative energy sailing when you put the obliterated cardboard in the proper bin. If the garbage/recycling has a lock, relock it out of consideration for the safety of others in your community. Trash panda memes are cute, but raccoons in person are dangerous.

And as with any vintage beauty, be it a car, a boat or a building: ongoing maintenance and repairs are common and to be expected.

Bristol’s birth in January 1990 was the result of a lifelong dream that the creative designs by architects and builders of the past would have renewed appeal to urban apartment dwellers of the future.

Slowly emerging out of one of the worst recessions in a lifetime, Portland in the early 1990’s was an urban area with a damaged soul. Blight was pervasive on both sides of the Willamette River with neighborhoods like Northwest Alphabet and SE Hawthorne riddled with empty storefronts and deteriorating pre-WWII commercial and multifamily buildings. Living, dining, and shopping downtown was not viewed as a desirable lifestyle people moving to Portland for work chose the suburbs for a better quality of life.

Bristol’s bet was simply that vintage well-located apartments in the urban core had artistic character and presented an affordable and attractive lifestyle option to renters. Looking back to new apartment construction in the 70’s and 80’s developers were focused on the then modern amenities of larger more functional kitchens, decks with sliding glass door access, one-piece fiberglass tub/shower bathrooms, and off-street parking amenities.

Bristol properties provided renovated original architectural features including hardwood floors, tile bathrooms, solid wood cabinets, cast iron bathtubs, and interior common hallways featuring color and style with period lighting, stylish carpeting, and faux painted trim and entry doors. Bristol’s staff and vendors skilled at working on the building materials of the ‘20s and ‘30s painstakingly focused on all surfaces and infrastructure with the goal of delivering sparkling, well-functioning apartments at an affordable price.

Beginning with the acquisition and renovation of two properties in NW Portland in 1990 (29 years later we still own the Greenway Apartments at 1958 NW Irving) Bristol now owns and manages 35 historically significant urban properties located in Portland’s vibrant neighborhoods and continues to grow every year.

Bristol properties are easy to identify as many are painted with vibrant colors and restored grand front doors adorned with period exterior light fixtures.

As a local owner Bristol’s goals are significantly different from other companies in the industry. Our first two priorities as a housing provider are 1) service to our residents; and 2) maintaining our properties for very long-term ownership. Our highly trained professional staff measures success by resident satisfaction which is monitored daily by surveys and feedback tools. We are very proud of the consistent positive feedback we receive from our residents in all phases of our operation.

Bristol and its staff have supported many non-profit and social service organizations over the past 29+ years and view our involvement and commitment to the community as a vital part of our mission.

Significant gifts to the Oregon Food Bank, Central City Concern, Northwest Pilot Projects and The Freshwater Trust coupled with our volunteer efforts at Potluck in the Park reaffirm our connection to the community and the environment.

When we set out on this dream to preserve and restore Portland’s vintage charm in 1990, we never thought we would have grown to restore 30+ buildings.

In these past 29 years, our historic buildings have been home to thousands of people. Many who’ve gone on to make an impact in their own communities and in the greater Pacific Northwest!

What A Year!!!!

Portland is growing by leaps and bounds as a focal point of interest in our dear Pacific Northwest.

And as city’s the population continues to grow, the need for community-based supported services also increases. As a small, locally-owned Portland business, supporting our community is a top priority.

Throughout the past 12 months we’ve donated $5,000 to the Oregon Food Bank , $5,000 to the Oregon Humane Society and lead a massively successful clothing drive for the Portland Rescue Mission . We also continued our commitment to the NW Pilot Project , a nonprofit organization ensuring Multnomah County’s most vulnerable senior populations have access to affordable housing and transportation.

Looking back, 2018 brought a tremendous amount of growth. Not only for the city, but for us as well. We’ve added two properties to our community portfolio with the Bradford, a 10 unit–multifamily building and the John C Burns a 2 unit – commercial building.

Our community also expanded further into the digital world with a bigger, more robust blog , photography portfolio , as well as a newly updated Facebook page and our first Instagram profile. The support we’ve received from our digital community has really exemplified the curious, fun and community-minded nature of our Portland family of residents and we couldn’t be more grateful.

As we dive deeper into 2019, we’re excited about what the next 12 months can bring. From being more actively engaged in the Portland area to expanding our offering of vintage apartment homes even further. Our team enters this new year with gratitude and warmth that we hope finds you all well and headed into an amazing 2019.

Harnessing the Power of Good Communities

That’s why we made it a priority to create opportunities for our residents to harness their collective momentum, get involved and impact the greater good for the communities where they live.

We are excited to announce that our first community engagement opportunity will be a clothing drive to benefit the Portland Rescue Mission. As one of the city’s longstanding institutions serving our homeless population, the Portland Rescue Mission opened in 1949 and has seen a steady increase in need since that time.

Each of our properties will have a donation bin in the laundry room where residents can drop clothing items like new socks, underwear, coats and other gently-used garments. We will be collecting donations from now through June 15 and look forward to making our donation at the end of the summer.

Portland in the spotlight: flood of people expected for the Great American Eclipse One million people are expected to head towards Portland, Oregon to witness an astronomical event that hasn’t taken place in the US since 1979 – but this city is familiar with population booms Solar eclipse – live The solar eclipse will reach Portland at 10.19am local time. Photograph: Alamy View more sharing options On the morning of 21 August, several hours after daybreak, a solar eclipse will plunge the city of Portland, Oregon into a twilight-like state. The temperature will drop; birds and other wildlife will start making noises, tricked into thinking they should prepare for bed. At 10.19am, the moon’s shadow will pass over the sun in the state’s most populous city, blocking 99.44% of the glowing orb at its peak. For mere minutes, viewers will have a chance to experience a rare astronomical event that hasn’t been visible in the US since 1979. The Great American Eclipse, as it’s been dubbed, will first make landfall in a small town on the Pacific coast and within about 90 minutes streak across the country until it disappears in Charleston, South Carolina. One million people are expected to head toward the path of totality, an approximate 70-mile wide band where the entire sun is blocked by the moon’s shadow. The population influx is something Oregonians are not unfamiliar with. For the past couple of years, Portland’s reputation as having an affordable yet high quality of life has resulted in sudden population growth – which, in turn, has spiked property values and led to rapid gentrification. New Policy Change: Air Conditioners

All of you have now been informed of the new policy in regards to Air Conditioning Window Units. Starting November 1st, 2016, Bristol Urban Apartments will now longer allow Window Air Conditioner Units.

Air conditioners have long been permitted to be used at Bristol properties. With that in mind, over the years Bristol made a change to the “Additional Rental Policies and Rules” adding a provision to prohibit the use of window air conditioning units . Window air-conditioning units cause the window sills and walls to dry rot due to condensation. Therefore, Bristol made the decision to add the following provision in the policy:

“ AIR CONDITIONERS – Window air conditioners are not permitted. Portable air conditioners are recommended.”

Effective November 1, 2016 window air conditioning units will no longer be permitted.

Bristol strives to offer modern amenities in vintage buildings while maintaining the properties to the highest degree and we appreciate your understanding on this matter. Again, we encourage everyone to utilize portable air conditioning units on wheels.

No A/C? Here’s a few ways to survive the heat!!

1. Choose cotton.

Save the ooh-la-la satin, silk, or polyester sheets for cooler nights. Light-colored bed linens made of lightweight cotton ( Egyptian or otherwise) are breathable and excellent for promoting ventilation and airflow in the bedroom.

2. Feel the freezer burn.

Stick sheets in the fridge or freezer for a few minutes before bed. We recommend placing them in a plastic bag first (unless eu de frozen pizza is your fave aromatherapy scent). Granted, this won’t keep you cool all night, but it will provide a brief respite from heat and humidity.

3. Get cold comfort.

Here’s a four-seasons tip for keeping utilities charges down: Buy a hot water bottle . In winter, fill it with boiling water for toasty toes without cranking the thermostat. During summer, stick it in the freezer to create a bed-friendly ice pack.

4. Be creative.

If you thought fans are just for blowing hot air around, think again! Point box fans out the windows so they push hot air out , and adjust ceiling fan settings so the blades run counter-clockwise, pulling hot air up and out instead of just twirling it around the room.

5. Sleep like an Egyptian.

If there seem to be a lot of Egyptian references in this list, it’s because those Nile-dwellers knew how to do it right. The so-called “ Egyptian method ” involves dampening a sheet or towel in cool water and using it as a blanket. We recommend laying the damp sheets on top of a dry towel to avoid soaking the mattress.

6. Get loose.

Less is definitely more when it comes to summertime jammies. Pick a loose, soft cotton shirt and shorts or underwear. Going full nudie during a heat wave is (unsurprisingly) controversial. Some people believe it helps keep them cool, while others claim going au natural means sweat stays on the body instead of being wicked away by fabric. We’re going to chalk this one up to personal preference.

7. Go old-school

Remember when refrigerators were iceboxes that contained actual blocks of ice? Us neither. This stay-cool trick is straight out of the icebox era, though. Make a DIY air conditioner by positioning a shallow pan or bowl (a roasting pan works nicely) full of ice in front of a fan. The breeze will pick up cold water from the ice’s surface as it melts, creating a cooling mist.

8. Create a cross-breeze.

In this case, hanging out in the cross-hairs is a good idea. Position a fan across from a window, so the wind from outside and the fan combine in a cooling cross-breeze . Feeling fancy? Go buck-wild and set up multiple fans throughout the room to make the airflow even more boisterous.

9. Pamper your pulses. Need to cool down, stat? To chill out super-fast, apply ice packs or cold compresses to pulse points at the wrists, neck, elbows, groin, ankles, and behind the knees.

10. Get tech-y.

We can’t vouch for its effectiveness, but the chillow —a high-tech pad that stays cool through water circulation—seems like a genius idea.

11. Be a lone wolf.

Sorry lovebugs, but sleeping alone is way better than spooning for staying cool. Cuddling with a partner increases body heat, making the bed a sticky, sweaty pit of despair instead of a cool, calm oasis.

12. Release your inner Tarzan.

Feeling ambitious (or just really, really hot)? Rig up a hammock or set up a simple cot. Both types of beds are suspended on all sides, which increases airflow.

13. Fill up the tank.

Get a leg up on hydration by drinking a glass of water before bed. Tossing and turning and sweating at night can result in dehydration, so get some H20 in the tank beforehand. (Pro tip: Just eight ounces will do the trick, unless you’re really into those 3 a.m. bathroom runs.)

14. Cool off.

A cold shower takes on a whole new meaning come summertime. Rinsing off under a stream of tepid H20 brings down the core body temperature and rinses off sweat (ick) so you can hit the hay feeling cool and clean.

15. Get low.

Hot air rises, so set up your bed, hammock, or cot as close to the ground as possible to beat the heat. In a one-story home, that means hauling the mattress down from a sleeping loft or high bed and putting it on the floor. If you live in a multi-floor house or apartment, sleep on the ground floor or in the basement instead of an upper story.

16. Turn off the lights.

This tip is pretty self-explanatory. Light bulbs (even environmentally-friendly CFLs) give off heat. Fortunately, summer means it stays light until eight or nine at night. Take advantage of natural light as much as possible, and keep rooms cool after dark by using lights minimally or not at all (romantic candle-lit dinner, anyone?).

17. Hang out.

Cool down a whole room by hanging a wet sheet in front of an open window. The breeze blowing in will quickly bring down the room’s temperature.

18. Stay away from the stove.

Summer is not the time to whip up a piping hot casserole or roast chicken. Instead, chow down on cool, room-temperature dishes (salads are clutch) to avoid generating any more heat in the house. If hot food is in order, fire up the grill instead of turning on the oven. And swap big meals for smaller, lighter dinners that are easier to metabolize. The body produces more heat after you chow down on a huge steak than a platter of fruits, veggies, and legumes.

19. Encourage cold feet.

Those ten little piggies are pretty sensitive to temperature because there are lots of pulse points in the feet and ankles. Cool down the whole body by dunking (clean!) feet in cold water before hitting the hay. Better yet, keep a bucket of water near the bed and dip feet whenever you’re feeling hot throughout the night.

20. Unplug at night.

As in, literally disconnect electronics. Gadgets and other small appliances give off heat, even when turned off. Reduce total heat in the house (and save energy!) by keeping plugs out of sockets when the appliances are not in use.

21. Camp at home.

Got access to a safe outdoor space like a roof, courtyard, or backyard? Practice those camping skills (and stay cooler ) by pitching a tent and sleeping al fresco.

22. Hog the bed.

Sleeping alone (see No. 11 above) has its perks, including plenty of space to stretch out. Snoozing in spread eagle position (i.e. with arms and legs not touching each other) is best for reducing body heat and letting air circulate around the body. Hit the hay in this sleep position to keep limbs from getting crazy sweaty.

23. Go rustic.

When temperatures soar, trade in that extra-comfy mattress for a minimalist straw or bamboo mat . These all-natural sleeping surfaces are less comfortable, but they don’t retain heat like a puffy, cloth-covered mattress.

24. Get creative with grains.

Rice and buckwheat aren’t just for eating ! These cupboard staples can also keep you cool on hot nights. Stock up on buckwheat pillows , which don’t absorb heat like cotton and down. And for a cold compress on really hot nights, fill a sock with rice, tie it off, and stick it in the freezer for an hour or so. The compress will stay chilly for up to 30 minutes, definitely enough time to nod off.

When you’re moving into a new place, you’re going to be in a state of chaos for a while. Between signing the lease and moving in your very last box, there’s plenty you need to take care of during this stressful time. To help ease the process of moving, we’ve created this checklist to help you out. From setting up Internet to decluttering, here’s a list of what you’ll need to take care of before, during and after your move.

Set Up Services – UTILITIES

Before you move in or shortly after you’ve moved in, you’ll want to set up utilities, Oz Moving and Storage Social Media Coordinator T.J. Peterson advises. After all, even if your apartment has electricity when you arrive, if you don’t switch it over to your name, it might be shut off when you’re unpacking. It can also take an Internet service provider a few days to get you a router and start service. Be sure to get the name of the electricity company from your property manager. Besides electricity, you may also have to put in your name water, Internet or any other providers that aren’t already set up.

If you can, it may help to stay with your current Internet, phone and cable company.

“These companies spend heavily on attracting new customers, but a little-known secret: They will spend even more to keep you. You can also save by combining services such as TV, Internet and phone,” says Wes Taft, co-founder of moveCHECK , a free mobile app that helps people throughout every stage of the moving process.

Complete a Change of Address Form With USPS

One of the biggest tasks before the move? Updating your address. You’ll want to start with the post office. You can either fill out a form at your local post office or complete a change of address online.

The post office will forward just about everything, with the exception of catalogs , to your new address. So take care of that one first. Peterson says you should also change your address everywhere else, including at your bank, any schools, medical providers, insurance providers (automobile), credit cards, voter registrations, mail subscriptions (magazines and newspapers), the IRS, the DMV, your place of work, Amazon account and anything else you can think of.

If you have it, be sure to update the address on your renter’s insurance pronto. If you don’t and something goes wrong in your new place, it might not be covered even if you’ve been paying for it.

Check to Ensure Everything in Your New Home Works

Be sure to conduct a thorough walk-through of your new home. Check that everything, including faucets, toilets, utilities, smoke detectors, the air conditioner and water heater, is in good working condition. Make sure water is running (including hot water), appliances are working, etc. Be sure to check for outside outlets too. You don’t want to move out and have the property management company charge you for appliances that were broken to begin with.

Photograph Your New Place

Chances are high that you’ll do a walk-through with either a broker or a property manager. During this time, he or she should mark any items in your apartment that are either broken or old on some sort of checklist form. After that, you’ll want to photograph the apartment closely to ensure you aren’t charged for damage you didn’t cause. If you notice something amiss after you move in (maybe a cracked floor tile), be sure to let the property manager know so he or she can take note of it or have it repaired.

Don’t Leave Anything Behind in Your Former Home

Check every nook and cranny of your old home before you move, advises Nancy Zafrani, general manager of Oz Moving & Storage. Your property manager may charge you to remove any items left behind. Unless you have an agreement with your property manager, don’t leave furniture behind either.

Go Through Your Belongings

You don’t want to pay a mover to relocate an item you really don’t want. Taft advises going room by room and organizing everything into three piles: keep, donate and discard. You can donate gently used goods to Goodwill or consign items that are in good shape that others might want. And some charitable organizations will pick up certain goods for you if you schedule a pick-up.

Move Your Pets

If you’ll be moving with pets, you’ll have to take extra steps to ensure they are OK during the transition.

“Before moving out of state, make sure your pet has a well-fitted collar with updated contact information , choose a travel kennel and get a health certificate from the vet. Make sure that your pet has enough food, water and treats for the journey,” says Taft. “Consider bringing along a favorite toy, blanket or pet bed. On the day of the move, make sure that your pet has a safe place to stay out of the way of movers. Once you arrive in the new place, check all rooms in the new house to make sure that there is nothing that could harm your pet. Take your pet on a few walks around the neighborhood so that they learn their way home in case of getting lost.”

If you feel comfortable, you can hire a service to help transport your pet. You’ll also want to register your pet with the county you’ll be residing in so if your pet gets picked up by the county animal catcher, it can be returned to you. You might want to consider having your pet microchipped, which gives vets the ability to “scan” your pet and track you down.

Can you believe that Spring is already here in Portland!! Flowers are starting to bloom, dogs are going to be walked more, BBQ grilling will begin and a lot more outdoor activities.

A few Policy Reminders to keep in mind as the weather gets warmer and the sun stays out longer.

1) Your pet(s) must be on a leash at all times. Also, your pet(s) waste must be picked up after each walking. Please throw your pet(s) waste bags in the proper disposal sites and this does not include the laundry room trash bins. Find a dog park in Portland by clicking here.

2) Only Propane or Electric BBQ’s are permitted. There is no grilling allowed on patios, balconies or otherwise. Grills must be 10 FEET from the building while in use and while coals are cooling off. Some of our great apartment communities have BBQ areas you’re welcome to use.

3) All Bristol buildings are designated smoke free buildings. This rule also applies for your guests! No smoking in your apartment, building hallways, entrances, laundry rooms, courtyards or grounds adjoining the buildings or other common areas.

4) Window Air Conditioners are not permitted. Portable Air Conditioners are recommended.

They are also able to submit work order requests online, view their balance AND now they are able to review their entire ledger to see their payment history.

Daylight Savings Time This Weekend

It’s that time again…Fall season in the Northwest; which means that we all get to “Fall Back”. Remember to move your clocks back 1 hour on Sunday morning or Saturday night before you go to bed AND celebrate that one extra hour of sleep!

This is also a very good time to check your smoke alarm. You should check your smoke alarms at a minimum every 6 months to ensure they are working properly. If the battery needs to be replaced remember that it must be replaced with a long life battery, which are available at groceries stores. If you do find a problem with your alarm that is unresolved by replacing the battery just send us a repair request so we can take care of it for you. This is a great first step to the Holiday Season!

Bristol Urban Offices Closed Today

Bristol Urban Apartment Everett St. and onsite offices will be closed today, Thursday, September 24, 2015, for training. The Maintenance Department will be performing maintenance as usual today.

If you have questions about your account you may find visiting Tenant Portal to be helpful. For other questions, please leave a voicemail at our offices so we may return your call on Friday.

Tenant Portal – Did you sign up?

Have you signed on to your Tenant Portal yet? All Bristol Urban Apartment’s residents have been invited to activate their Portal. More than 30% of our residents have activated their Portal as of today!

Through the Tenant Portal, residents are able to check their balance, make a payment and request maintenance. Login can be made from computers, tablets or mobile phone. It’s so easy to access and get answers quickly any time of day!

If you have not received an email with your invitation to the Tenant Portal be sure to check your junk mail folder or contact our office to ensure we have your correct email. Or if you have misplaced your electronic invitation we can email another to you.
